What Outsourced CIOs Usually Can't Do for an Endowment

Adapted for endowment and foundation boards from Chapter 17 of The Single Family Office by Richard C. Wilson.

Most outsourced CIO firms are very good at one job. They pick fund managers, manage risk across stocks and bonds, and run a diversified portfolio of securities.

Ask them to underwrite a farm, a building on the edge of campus or a direct stake in an operating business, and many are out of their depth.

Where the expertise usually sits

From the firms I have looked at over the years, the deep skills tend to be:

  • Fund manager selection and monitoring
  • Public equity and fixed income
  • Credit and bond portfolios
  • Portfolio risk and reporting

The thin spots tend to be:

  • Hard assets such as timber, farmland or physical commodities
  • Asset-based lending
  • Real estate owned directly rather than through a fund
  • Direct investments in private companies

There are exceptions. But you should assume the gap exists until a firm proves otherwise.

Endowments own odd assets

Endowments get gifts that don't fit a model portfolio. A donor leaves land. An alum gives shares in a private company. A board-designated fund owns a building the school leases out. Some institutions also hold real estate they manage themselves. Rice, for example, reports that its total endowment includes directly held real estate managed outside its investment company.

Those assets still have to be valued, insured, managed and eventually sold.

How families handle it, and what endowments can copy

The families I worked with that used an outsourced CIO kept real estate and direct deals in house. They then kept the outside firm updated on big changes so it could see the full risk picture.

Endowments can do the same:

  1. Carve the odd assets out of the OCIO mandate in writing.
  2. Name who owns them. A real estate committee, a staff member or a specialist adviser.
  3. Send the OCIO a short quarterly summary so its risk reports include everything.

Questions to ask in the pitch

  • How many clients do you manage direct real estate or private company stakes for?
  • Who on your team has actually closed a direct deal?
  • If we hand you a gifted asset, what do you do in the first 30 days?

Vague answers tell you where the gap is.

Frequently asked questions

Should we turn down gifts of hard assets?

That is a gift acceptance policy question for your board and counsel. Many institutions accept them but plan to sell quickly.

Can one OCIO cover everything?

A few firms claim to. Check references for the specific asset type before you rely on it.

Who values directly held assets?

Usually an independent appraiser, coordinated by staff and reviewed by auditors.

Endowments are some of the most studied investors in the world, and the numbers are scattered across financial reports, press releases and student newspapers. This site puts each endowment's figures in one place, from its own reports first, names every source, and says plainly when a number has not been published.

How we check facts

Each fact names its source and its date. We start with the institution's own financial report, investment office report and press release, then official filings, then third-party reporting. Figures are tied to a fiscal year, because most endowments report once a year. When two sources disagree, we show both. When an endowment has not published a number, we say so rather than estimate it silently.

Status labels

Multiple sourcesTwo or more independent sources agree.
Single sourceOne source, usually the institution itself.
EstimateA third-party estimate or a conversion. Not stated by the institution.
PendingShown for structure; the figure or its source is still being confirmed.

About Endowments.com

Richard C. Wilson

What this site is

Endowments.com is a research resource on university, college and foundation endowments. It profiles 775 endowments, including university, college, foundation and hospital endowments, built from each institution's own reports and public filings, and runs the Endowments by Size Band benchmark study. Every figure carries its source and date.

Richard C. Wilson, founder of the Family Office Club

I started Family Office Club 19 years ago at 26, as my 12th startup and the first one that worked. All three of my daughters are in the business with me now. My father raised $1 billion for non-profits before I ever started, so I grew up watching this.

Since then: 300+ in-person events, 1,500 investors on stage, 250+ family offices created or formalized, 46 transactions off my own balance sheet, and CIO of a $180M single family office.

I am not a broker. I am not a bank. I do not charge for anything on this site. I built it because endowment figures are spread across hundreds of reports and press releases, and few places put them side by side with sources.
